TUCSON BUYER FAQ
What Is a BINSR in Arizona Real Estate?
The BINSR records the buyer’s inspection decision and, when applicable, the seller’s response. It is a deadline-sensitive contract document—not the inspection report.
THE SHORT ANSWER
BINSR is the common abbreviation for the Arizona Buyer’s Inspection Notice and Seller’s Response. It is commonly used to communicate a buyer’s decision after inspection and due diligence and, when applicable, the seller’s response.
Buyer guidance
What does the buyer put on a BINSR?
The buyer uses the notice to document the election allowed by the contract. Depending on the agreement, that may include accepting the property, identifying disapproved items and requesting corrections, or canceling under an applicable contractual right.
The notice should be clear and specific. Vague language can create disagreement about what work, credit, replacement, documentation, or other resolution was requested.
Buyer guidance
Does the seller have to agree to every request?
No. An inspection request opens a decision process; it does not automatically require the seller to accept every item. The seller’s response and the buyer’s next choices depend on the contract and notices delivered.
- Agreed repairs or replacements
- A financial credit when permitted
- A price adjustment
- Additional evaluation or documentation
- A limited combination of solutions
Buyer guidance
Should the full inspection report be attached?
That is a transaction-specific decision. The BINSR states the buyer’s notice and requests. Buyers should discuss whether reports, estimates, photographs, or selected supporting material should accompany it and consider any disclosure consequences created by sharing new information.
Buyer guidance
What makes a strong inspection request?
A strong request is tied to the buyer’s priorities and the property’s real risks. It focuses on safety, function, material defects, unanticipated costs, and issues that affect financing or insurance. It avoids treating normal wear or every maintenance item as equally important.
RELATED QUESTIONS
A few more answers before you go.
What does BINSR stand for?
Buyer’s Inspection Notice and Seller’s Response.
Is a BINSR the same as an inspection report?
No. The inspection report records an inspector’s observations. The BINSR communicates the buyer’s contractual decision or request.
Can the parties negotiate after the seller responds?
The contract controls the formal process and deadlines. Informal discussion should never replace a required written notice or amendment.
What if the deadline is missed?
Missing a deadline can change or waive contractual rights. Review the signed agreement and obtain appropriate legal advice when there is uncertainty.
